Terms & Conditions
Allotment
Application should be made on prescribed application form duly signed by the applicant along with the booking money. The
Company reserves the right to accept or reject any application without assigning any reason there to. Upon acceptance of an
application, the company will issue an acceptance letter to the respective applicant. The applicant then will pay the earnest
money and start to make payments as per the payment schedule.
Preference for Allotment
Allotment will be given on basis of first come first serve. However, preference may be given to clients paying cash in lump
sum / buying more than one apartment.
Payments
All sorts of payments such as earnest money, installments, car park cost, additional works and other charges shall be made
in the form of A/C payee cheque, Bank draft or pay order in favor of Alliance Properties Ltd. and respective receipts will be
issued by the company. Allottees residing abroad may remit payment in foreign exchange by DD or TT. Payment will be considered
as received when the sum is actually in the company’s account.
Delay in Payments
Timely payments of the installments, car park cost and other charges shall be the essence of the contract. Delay in the
payments beyond the due date will make the allottees liable to pay a delay charge of 5% per 30 days of the amount not paid in
the due time.
Cancellation of Allotment
In case the payment is delayed beyond 60 days, the company shall have the right to cancel the allotment. In payment beyond
the due date, the allottees will be liable to pay delay charge of 10% per 30 days on the amount not paid. In such cases, the
amount paid by the allottees will be refunded deducting the booking money after that particular apartment is sold to a third party.
Developer's Right
The company reserves the right to make changes in both architectural and structural design of the project. Limited changes
can be made in specifications for overall interest of the project.
Documentation Cost
The purchaser will pay stamp duties, registration fees, taxes and government vat and other miscellaneous expenses likely to
be incurred in connection with the registration of the deed.
Possessions
The possessions of the apartment will be handed over to the purchaser after completion of the apartment and after full
payment of the entire installment and other charges. Until and unless the dues are not paid, possession of the apartment will
be held by the company.
Deed of agreement
An agreement will be made between the company and the allottees for safeguarding the interest of the allottees as well as
the company after payment of a minimum of 30% of the apartment price.
Financial Facilities
The Company may seek and may arrange financial facilities for an allottees and the maximum amount of such facilities would
be 70% of the cost of apartment. However, it will be the final discretion of the concerned financial institute.
Service Facilities Cost
Utility connection fees / charges, security deposits and incidental expanses payable for water supply, sewerage electric
and gas connections are not included in the price of the apartments. These payments will be billed proportionately on the basis
of the actual cost. The allottees will make their own arrangements for telephone connections.
Land Registration
Upon registration of the apartment, the allottees (irrespective of the floor) becomes the proportionate owner of the land on
which the building is being constructed.
